Same day service, 7 days $0 callout fee when the job goes ahead Fixed price upfront Licence No. 232989C

A bill arrives with a number on it that does not match how you live. Nothing is dripping, no ceiling is stained, the garden looks the same as always. So you can pay it and hope it was a one off, or you can find out where the water actually went.

Finding out is not expensive and it does not involve opening anything. It starts at the meter out by the front boundary, which will tell us in a few minutes whether water is still moving with the house shut down. Toongabbie is 5.5 kilometres out, so this is same day work.

    About Toongabbie

Three generations of pipework run under this suburb and each one fails differently. The oldest cottages may still carry galvanised steel, rusting from the inside and giving way at the threaded joints. The bulk of housing from the sixties to the 2000s is copper, which weeps through pinholes rather than splitting. Renovations have added PEX in patches, so one house can hold all three.

How the house sits on the ground matters just as much. The post-war cottages are on suspended timber floors, where a leak eventually shows as a damp subfloor or springy boards. The later brick veneer homes and the townhouse infill are slab on ground, and a leak under one of those has nowhere to appear, so the water bill is often the only thing that ever tells you. Beneath all of it is Wianamatta shale clay, moderately reactive, shifting season to season and steadily stressing rigid pipe.

    The leak detection work itself

The meter test comes first because it is quick and it settles the main question. Everything in the house gets turned off, the meter is read, and if the dial is still moving there is water escaping somewhere between the meter and the last tap.

From there the system is broken into sections. Isolating valves and a pressure gauge tell us which run is losing water before any listening gear comes out.

Then the leak gets pinpointed. Acoustic listening picks up the noise water makes escaping under pressure, and thermal imaging follows the heat trail on a hot line. You are shown the mark, and only then is a fixed price given for opening it. Plenty of high bills turn out to be a cistern, which is a smaller job under tap and toilet repairs.

    About Mustafa

Original Plumbing is Mustafa's own business and the licence behind it, 232989C, is his. Sydney born and bred, not fronting for a franchise, and the person on his knees with a listening stick in your hallway.

He will happily tell you there is no leak. That answer costs him the bigger job and is still the right one to give, which is a matter of character rather than policy. More on the method sits under leak detection and repairs.

    Common questions

The bill only went up for one quarter and then settled. Is that worth chasing?
Usually not, if the meter is steady now. A single high quarter often has an ordinary explanation such as visitors, a filled pool or a hot summer on the garden. What matters is what the meter is doing today. If it sits still with everything off, whatever happened has stopped.
Can a leak in the garden line show up as usage without ever surfacing?
Easily, and it is one of the more common findings. A buried line running through loose soil can lose water steadily with nothing appearing on top, because the ground simply takes it. The clue is usually a meter that keeps ticking when the house is shut off, sometimes with one patch of lawn looking healthier than the rest.
We are on a shared meter in a duplex. How do we tell whose leak it is?
By isolating one side at a time and watching. Shut the supply to one dwelling, leave the other as it is, and see whether the meter keeps moving. Duplex infill is common here, and the plumbing behind those conversions is not always as tidy as the paperwork suggests, so it is worth establishing rather than assuming.
Does a dripping tap really account for a noticeable jump?
Rarely on its own. A drip is annoying and worth fixing, but a running toilet moves a bill far harder, because a cistern that is not sealing lets water through continuously and silently. That is the first thing worth checking before assuming there is something buried under the slab.
