There are two ways to deal with a leak you cannot see. Open the wall where you reckon it is and keep going. Or test the system, listen to it, image it, and open one spot. The first is cheaper by the hour and dearer by the end.

Acoustic gear, thermal imaging and pressure testing do the work here, and the repair starts once we know where the leak is. Granville is about 2.3 kilometres from base, same day seven days, emergencies 24/7.

    About Granville

You can date a leak by the pipe it comes out of, and in Granville that spans a century. Pre-1960s houses can still carry galvanised steel, corroding from the inside and letting go at a threaded joint without warning. From the 1960s to the 2000s it is copper, thinning to pinholes at a bend or a clip. Recent renovations will be PEX.

Granville Town Hall and The Crest date the suburb, and the housing around them follows. Post-war and earlier cottages sit on suspended timber, so a leak drips into the subfloor and works on the bearers. Later brick veneer is slab on ground, where water tracks sideways under the concrete.

Then the ground. Wianamatta shale clay runs under this part of Sydney and moves with the seasons. Rigid pipe dislikes being moved, which is why old joints give up here more often than the pipe does.

    The leak detection work itself

We start at the meter. The house is shut off and the dial watched, which says whether water is moving and roughly how much. A pressure test on isolated sections narrows it to hot, cold or neither.

Acoustic listening comes next. A ground microphone across a slab or a path picks up escaping water, and the loudest point is usually the leak. Thermal imaging takes over on hot lines.

In the older cottages a fourth option beats all of it: get under the floor and look. Suspended floors give access a slab never will, which makes detection here quicker than on a newer estate.

Only then is anything opened, at one spot, on a price you approved. If the water is coming from waste we camera the drain instead, and a weeping relief valve sends us to hot water repairs in Granville.

    Common questions

What is the ground microphone actually listening for?
Water escaping under pressure makes a noise, and that noise travels along the pipe and through the material around it. A ground microphone and amplifier pick it up and we move across the area listening for where it is loudest. In a quiet house it is remarkably precise. In a noisy one we work early or late, because traffic on Parramatta Road does not help.
When do you use a thermal camera instead?
On hot water lines, mostly. A leaking hot line warms the floor or the wall around it, and the camera shows that temperature trail as a clear line rather than a vague patch. It is also useful for mapping where pipes run before anyone cuts anything, and for showing how far moisture has spread through a wall cavity.
How do you narrow it down to one section of pipe?
By isolating sections and putting them under pressure one at a time. Bring a section up, watch the gauge, and if it holds, that part is sound and we move on. If it drops, that is where we concentrate. It is the step that stops a detection job turning into a search of the whole house.
Will you find the exact spot, or just the general area?
The aim is a small area, close enough that the opening is a patch rather than a demolition. On accessible pipework under a timber floor we can usually put a hand on it. Under a slab or inside a wall the honest answer is that we narrow it down as tightly as the equipment allows and tell you the confidence before you agree to anything being cut.
