    About Parramatta

Mains gas is reticulated across the Parramatta CBD on the Jemena network, so what heats your water depends almost entirely on when your building went up. Towers built since the 2000s run electric storage in a laundry cupboard or draw from centralised gas plant on the roof. The 1960s to 1980s walk-ups are individual electric cylinders. Older houses on the fringes run gas storage or electric, and the newest developments arrive with heat pumps.

That matters practically. A cylinder in a fourth floor cupboard behind the Arthur Phillip High School tower is a different install to one on an external wall off the stadium end. Access, lift bookings and relief valve drainage get sorted before anyone turns up with a new one.

    The hot water work itself

Diagnosis comes first. Electric storage fails at the element, the thermostat or the anode, and a cylinder rusting through shows at the relief valve long before it splits. Gas storage fails at the thermocouple, the gas valve or the burner. Continuous flow units usually have a blocked inlet filter or an ignition fault.

If it is worth repairing, we repair it. Age is the dividing line: a unit well past its service life with a major component gone is money down the drain, and we say so rather than take the repair fee twice.

Replacement is done properly or not at all: sized to how many people live there, a compliant tempering valve, the relief drain run where it should go, and the old cylinder away with us. Gas work carries a compliance certificate.

While the panel is off, we check the rest. A weeping relief valve or a stained ceiling is worth a call to find the leak properly. General work sits on our Parramatta plumber page, with background on hot water systems.

    Common questions

No hot water at all this morning. What gets checked first?
On an electric storage unit, the circuit breaker and the thermostat and element come first, because a tripped off-peak circuit or a dead element accounts for a lot of cold showers. On gas, it is the pilot or ignition, the gas supply and the thermocouple. On continuous flow, it is often the water filter or the ignition board. We work through it in order rather than assuming the whole unit is finished.
My building has centralised hot water. Can you still help?
Inside your lot, yes. Failed tempering valves, seized mixer cartridges and a tap that runs lukewarm are all within your own pipework and we can sort them. The central plant itself belongs to the building, so if the fault is upstream of your unit we will tell you and you take it to strata.
I rent here. Who organises a hot water repair?
The owner or the agent normally does, and they normally pay. Tell them straight away, because no hot water is an urgent repair under a NSW residential tenancy. We are happy to deal with an agent directly once they give the go ahead on the fixed price.
We are in one of the towers. What are our options?
In a tower, usually an electric storage or instantaneous unit in the existing cupboard, because that is what the building was designed around. A heat pump needs outdoor air, a condensate drain and somewhere the fan noise is acceptable, which suits a townhouse or a house with a side passage far better. Newer developments are being built with them. Retrofitting one into an existing flat usually needs owners corporation approval.
