    Common plumbing problems in Merrylands

A post-war cottage on a 600 square metre block is different work to a flat off Pitt Street. In the older fibro and brick veneer houses it is tired tapware, cisterns that run all night, laundry tubs plumbed in decades ago and water lines patched by three hands. Bathrooms redone in stages hide the worst of it behind the wall sheeting.

In the newer buildings near Stockland the jobs are smaller but fiddlier. Flexible hoses under vanities have a life span and they do let go, and pressure limiting valves wear out. Roots in old earthenware are the other recurring theme, covered properly on our blocked drains Merrylands page.

    How we fix it

Mustafa looks at the whole house before quoting, not just the part you pointed at. A running toilet and a warm patch on the hallway floor can be the same story.

The price goes in front of you in plain numbers, with what is included spelled out. Approve it and the work starts. Parts are chosen to suit the house, not whatever is cheapest in the van, and old galvanised gets treated for what it is rather than bodged to make a quick exit.

When it is done you see the repair, the area is cleaned up and the workmanship is guaranteed.

    What it costs

One number before anything begins. No callout fee when the work proceeds, no hourly meter, and no invoice that does not match the quote.

Enquire through the website and a first service gets $65 off. Seniors get 10% off, and the two can be combined.

    About the suburb

Merrylands sits under Cumberland City Council and holds about 32,472 people, one of the bigger suburbs out this way. The housing tells the story of two different eras standing side by side. Around the station sits a row of 1930s and 1940s art deco shopfronts, and behind them streets of post-war cottages on 500 to 700 square metre blocks. Since the 2010s apartment towers have gone up along Pitt Street and around Stockland, and flats are now more than a third of all dwellings.

That spread is why we do not quote over the phone from a description. A mixer tap in a ninth floor unit and one in a weatherboard cottage near Holroyd Gardens are not the same job, and the price should not pretend they are.

    About Mustafa

Mustafa owns and runs Original Plumbing. He is Sydney born and bred and this is not a franchise, so there is no call centre deciding who gets sent to you. He quotes the job, he does the job, and his name and Licence No. 232989C sit on it.

How he runs it comes out of his faith: be honest about what is wrong, and treat people as you would want your own family treated. That is why there is no upselling, and why general plumbing and maintenance matters as much as the big jobs.

    Frequently asked questions

Do I pay anything if I get a quote and decide not to go ahead?
No. The quote is free and there is no obligation. The $0 callout applies when the job proceeds, and if you would rather think about it or get another price, that is fine. Nothing gets charged for the visit.
What happens if you open something up and find a problem nobody could see?
We stop, explain it and give you a new figure to approve before carrying on. The original price is fixed on what can be seen and tested beforehand, so it only moves if you agree to the change. You are never handed a surprise invoice at the end.
I live in one of the apartment buildings near Stockland. Do I call you or the strata?
It depends where the fault sits. Anything inside your lot, like a leaking mixer, a failed flexi hose or a blocked basin waste, is normally yours. Common property pipework and shared risers are usually the building's. We can look at it and tell you which side of the line it falls on before any work is booked.
Can I get the seniors discount and the first service offer together?
Yes. The 10% seniors discount applies on any job, and the $65 off applies to a first service booked through the website. Mention both when you get in touch and they will be worked into the quoted figure, not added on afterwards.
