A leak does its worst work while you are deciding whether it is worth calling someone. Saturated gyprock, swollen skirtings, a slab that stays damp under the vinyl, and eventually a bathroom that has to come out rather than be repaired. The cost of waiting is almost always bigger than the cost of looking.

Merrylands is about 2.7 km from base, so same day is normal rather than a favour. Mustafa covers the whole suburb, from the streets off Woodville Road through to the newer buildings near the station, and emergency callouts run 24/7 when water is actively getting into something it should not be.

    About the suburb

What matters about Merrylands, for this work, is what is under the floor. The post-war cottages that make up much of the older housing sit on suspended timber floors, so a leak shows up as a musty subfloor, cupped boards and eventually rot in the bearers. The brick veneer homes that came later are slab-on-ground, and those leaks hide completely until the bill arrives or a patch of floor is warm underfoot.

Pipe material tracks the same timeline. Anything pre-1960s may still carry galvanised steel that rusts from the inside and weeps at the threaded joints. Houses from the 1960s through to the 2000s are mostly copper, which develops pinhole leaks with age. Renovations and new builds run PEX. Underneath all of it is Wianamatta shale clay, moderately reactive, which swells and shrinks with the seasons and puts steady pressure on rigid pipework. That ground movement is why leaks around here so often turn up at joints rather than mid-run.

The suburb also sits hard against Woodville Road and the M4, and the older streets around the Merrylands Swimming Centre carry some of the oldest water services in the area.

    What we do in Merrylands

Leak detection and repairs. Meter testing, acoustic listening, thermal imaging and pressure testing to locate water without opening up a wall on a hunch. Full detail on the leak detection and repairs service page.

Blocked drains. Roots in old earthenware are the usual culprit, and a leaking drain causes damp that looks exactly like a water leak. See blocked drains in Merrylands.

Hot water systems. A weeping relief valve or a cylinder rusting at the base can soak a wall cavity slowly for months. Repairs and replacements for hot water systems here.

General plumbing and maintenance. Taps, toilets, burst pipes and the ordinary jobs, covered on general plumbing and maintenance in Merrylands. After hours, use the emergency plumber line.

    Common questions from Merrylands homeowners

What does my insurer usually want to see after a water leak?
Most policies want the cause identified, the date it was found, evidence of where the water came from and a licensed plumber's report on the repair. Photos of the damage before anything is torn out help a lot. We document what we find as we find it and give you the detection results in writing, so you are not trying to reconstruct the story a fortnight later.
How long does water have to sit before mould becomes a problem?
Less time than most people expect. In a closed up wall cavity or under a timber floor with poor airflow, growth can start within a few days of the material staying wet. That is the real reason we treat a suspected leak as a same day job rather than something to look at next week.
My floorboards have started to cup and lift. Does that mean a leak?
It is a strong sign, particularly in the post-war cottages here that sit on suspended timber floors. Timber takes up moisture from below and swells across the board, so cupping usually means something under the house is staying wet. It might be a plumbing leak, it might be drainage or subfloor ventilation, and those need to be told apart before anyone replaces flooring.
Do you repair the leak as well as find it, or do I need a second trade?
We do both. Detection and repair are quoted together where the repair is plumbing work. If the leak has damaged plaster, flooring or cabinetry, that restoration side is not ours, but you will have a clear description of what caused it to pass on to whoever does the making good.
Can a leak show up on my water bill even if nothing looks wet?
Yes, and that is common in slab-on-ground homes. Water escaping under a concrete slab can run along the base of the slab and away without ever surfacing inside. The bill climbs, the meter keeps ticking with every tap closed, and the house looks perfectly dry.
The wall behind my shower is wet. Is that a pipe leak or the waterproofing?
It can be either and they are repaired by different trades, so it is worth knowing which before anything is demolished. A pipe leak generally wets the wall whether or not the shower has been used. A failed waterproofing membrane or a cracked grout line only wets it after someone showers, and it tends to worsen with longer showers. Testing separates the two without guessing.

    About Mustafa

Mustafa is the owner and the operator. He quotes the job, he does the detection himself, and Licence No. 232989C goes on the paperwork you hand your insurer. There is no subcontractor in the middle of that chain, which matters when a report has to hold up.

Respect for the house is part of how he works. On a detection job that means finding the leak with equipment before cutting anything, and cutting the smallest opening that will do the job when cutting is unavoidable. Fully insured, workmanship guaranteed, and the mess cleaned up before he leaves.
