Three real options sit in front of most households here: gas, electric, or a heat pump. The right one is not opinion. It comes down to what is connected at your address, where the unit can go, and how much hot water gets used on a weekday morning.

Mains gas is reticulated here by Jemena, which widens the choice. We work from about 1.7 kilometres away, so repairs and replacements happen same day where we can.

Common hot water problems in North Parramatta

The nineteenth century and Federation houses near the river have the unit crammed into a narrow side passage, often a gas cylinder sized for whoever lived there in 1985. Access is half the job. Failures are the thermocouple, the gas valve, or a tank rusted through at the base.

The 1960s to 1980s walk-ups along Church Street run internal electric storage in a laundry cupboard, above a floor waste that may not still drain. Elements and thermostats are the common failures, and a rusting cylinder there is a ceiling repair waiting for the flat below.

Townhouses, about 17% of dwellings, have an external unit in a small courtyard where noise and clearance both matter. The larger post-war homes in Oatlands push bigger demand through older systems, which is where undersizing shows up as the last shower running cold.

    How we fix it

Diagnosis first. Most calls turn out to be one component rather than a dead system, and we would rather say so than sell a cylinder.

If a replacement is the honest answer, the type is decided on site: fuel connected, space available, where the flue or outdoor air comes from, storage or continuous flow. Then it goes in properly. Correct sizing, a compliant tempering valve, the relief drain run where it should, gas work certified, and the old unit taken away. If the cylinder has been leaking into the floor a while, we check for a hidden leak first.

    What it costs

You approve one figure before anything starts, and the callout is $0 once the job proceeds. Book through the site and a first service drops by $65. Seniors take 10% off.

    About North Parramatta

The suburb has been quietly changing. Its population fell around 9% between 2011 and 2021 as older housing came down, and what replaced it was built to different rules. The hot water stock splits hard: decades old systems in the heritage streets and the walk-ups, new efficient ones in whatever went up beside them.

Big institutional neighbours shape the streets. The King's School, the Cumberland Hospital heritage precinct and the correctional centre take up large blocks, and the residential pockets around them are a patchwork of eras. City of Parramatta Council covers the lot.

    Common questions

Gas or electric: which is actually cheaper to run here?
Mains gas is available through most of this suburb, and for a household using a decent amount of hot water, gas has generally been the cheaper running option than continuous electric storage. Off-peak electric changes that calculation, and so does having solar on the roof. We look at what is connected at your place and how much hot water you actually use rather than quoting a rule of thumb.
Is a heat pump worth it in a North Parramatta house?
It can be, and the detached and semi-detached houses here suit one better than a flat does. A heat pump needs outdoor air, room around it, a condensate drain and neighbours who will not be bothered by fan noise, which a side passage or a back corner usually provides. On a small courtyard townhouse it is often a poor fit.
My unit sits in the side passage. Does the new one have to go in the same place?
Usually yes, because that is where the water, gas and drainage already are, and moving it means running new services. Sometimes a change of system type forces a move anyway, for example going from an internal electric cylinder to something that needs a flue or outdoor air. We work that out on site before quoting, not afterwards.
The hot water has started running lukewarm. What causes that?
Often a failed tempering valve. That valve blends hot and cold so the bathroom tapware delivers water at a controlled temperature, which matters most with small children and older people in the house. They wear out, and when one goes the usual symptom is hot water that will not get properly hot. A compliant valve goes on as part of any replacement we do.
