Most water here runs through concrete. Copper and PEX buried in slabs and risers, floor by floor, which is why a leak in this suburb rarely appears where it started. It shows up as a stain on somebody else's ceiling, damp in a common area, or a warm patch on a floor two rooms away from the actual fault.

We cover the whole of Parramatta and the base is about 300 metres from the CBD, so same day attendance is the normal thing rather than a promise. Seven days, with emergencies answered 24/7.

    About Parramatta

Only about one dwelling in seven here is a house. Everything else is a flat or a unit, and the majority of that is high-rise put up since the 2000s around the station, the light rail line and the shopping centre. Vertical living changes what a leak means. A pinhole in a riser is not just your problem, it is the problem of whoever is under it, and half the phone calls we take in this postcode start with a neighbour knocking.

The other Parramatta is older and much smaller. Victorian, Federation and interwar cottages survive on the fringes and through Harris Park, sitting on suspended timber floors rather than slabs. Those houses may still carry galvanised steel water pipe if they were plumbed before the 1960s, or copper if they were done between then and the 2000s. Galvanised rusts from the inside and fails at threaded joints. Copper goes at pinholes. Neither announces itself. City of Parramatta Council area, two completely different detection jobs.

    What we do in Parramatta

Leaks bring us into a lot of Parramatta homes, but they are seldom the whole job. A ceiling stain can turn out to be a drain, a warm floor can turn out to be a hot water line, and a damp cupboard can be a relief valve doing exactly what it was designed to do. Being licensed across all of it means the diagnosis does not stop at the edge of one trade.

    • Leak detection and repairs. Acoustic, thermal and pressure testing to locate slab, wall, riser and ceiling leaks, then the repair itself. Background on the method is on our leak detection and repairs page.
    • Blocked drains. Camera inspection and jetting for apartment stacks and old earthenware lines. See blocked drains.
    • Hot water systems. Electric storage, gas and continuous flow units repaired or replaced, including hot water repairs in Parramatta.
    • General plumbing and maintenance. Taps, toilets, gas fitting, burst pipes and the rest of our general plumbing work in Parramatta.

    Common questions from Parramatta homeowners

There is a brown stain on my ceiling. Is it the unit above or the roof?
Either, and the two look almost identical from underneath. A roof or balcony leak usually gets worse after rain and dries out between. A plumbing leak from above stays wet regardless of the weather and often tracks along a line rather than spreading in a blob. We test for both before anyone starts knocking on doors upstairs.
Do you have to break open the slab to find a leak?
No. Acoustic listening gear, thermal imaging and pressure testing narrow the leak down to a small area first. Concrete only gets opened once we know where, and only with your approval on a fixed price. Guessing and cutting is how people end up with three holes and a leak still running.
What pipe material is in a 1970s Parramatta walk-up?
Copper, in most cases, running in the slab or up a riser. Copper of that age develops pinhole leaks, usually at a bend or where it was clipped tight against something. Newer buildings and any unit that has been refitted will have PEX instead, which behaves differently and is easier to isolate.
Is a leak inside a wall covered by strata or by me?
The usual split is that pipework serving only your lot is yours, and anything in a common wall, riser or slab that serves more than one lot belongs to the owners corporation. Our job is to find the leak and document exactly where it sits, which is what the building manager or insurer will ask for anyway.
How long can a slab leak sit there before it does damage?
Longer than people expect, which is the problem. Warm floor patches, a hot water bill creeping up, or skirting boards that swell can run for months before anything visible happens. Once the moisture reaches timber or plasterboard the repair cost changes shape entirely.
Do you repair the leak as well, or only find it?
Both. Finding it is the hard part, but we are licensed plumbers, so the repair is quoted and carried out by the same person who did the detection. You do not get handed a report and left to find someone else.
