Leaks inside a slab or a wall cavity do their damage quietly. By the time something shows on the surface the water has usually been running for weeks, and the spot you can see is rarely the spot the pipe failed.

That is why nothing gets opened up on a guess here. The pipe gets located first, marked, and shown to you. Greystanes is 5.1 kilometres from base, close enough that this is a same day job seven days a week.

    Common leak problems in Greystanes

Age of house tells you most of what to expect. Anything built before 1960 may still carry galvanised steel, which corrodes from the inside and lets go at the threaded joints. The larger group here, the 1960s through 2000s brick homes, runs copper, and copper fails as pinholes that weep rather than burst.

Floor construction splits the suburb in two. The earlier post-war cottages sit on suspended timber, where a leak shows as a damp subfloor, a musty smell or boards that move. The later brick veneer houses are slab on ground, and a leak under one of those gives you nothing to look at. Renovations have since pushed PEX through parts of both, so a single house can hold three generations of pipe.

    How we fix it

    1. The symptoms get worked through first. When it started, whether the hot side is worse, whether the meter moves overnight with every tap shut.
    2. The system gets isolated and pressure tested. Shutting off sections and watching a gauge tells us which run is losing water, before any listening starts.
    3. Acoustic and thermal gear pinpoints it. Escaping water makes a distinct noise through concrete and tile, and a hot water leak leaves a heat trail a thermal camera reads.
    4. You see the mark, then the repair is quoted. Only after you approve a fixed price does anything get opened.

    About Greystanes

Greystanes was built out over a long stretch, and you can read the sequence street by street between the Cumberland Highway and the reservoir side. Fibro and brick cottages first, heavier brick through the sixties and seventies, then decades of extensions and second bathrooms layered over both.

Under all of it sits Wianamatta shale clay, moderately reactive, moving with the seasons and working steadily on anything rigid buried in it. Bathroom and kitchen rebuilds are a frequent starting point for calls, which is why renovations and leak work often end up on the same quote.

    About Mustafa

Mustafa owns Original Plumbing and does the detection himself, Sydney born and bred, licensed under 232989C. The gear is only half of it. Knowing how water travels through a particular kind of house is the other half.

He would rather spend another half hour listening than guess with a cutting wheel, because it is someone's home and it gets treated that way. The broader method sits under leak detection and repairs.

    Common questions

Half the house is original and half is a 1990s extension. Does that complicate things?
It makes the search more interesting, not harder. Different eras mean different pipe, and the join between them is a common failure point because two materials were married up with whatever fitting was handy at the time. Knowing where the old work stops and the new begins usually narrows the area before any gear comes out of the van.
There is a crack across the garage slab. Could the leak be coming from that?
The crack is not the leak, but the two often share a cause. Reactive clay under this part of Sydney lifts and drops with the seasons, and that movement both cracks concrete and puts strain on rigid pipe cast into it. Seeing slab movement raises the odds that a pipe underneath has been worked on for years.
The skirting boards along one wall have gone soft. Pipe or rising damp?
Both look similar at skirting height, which is why guessing is expensive. Rising damp is generally even along a whole wall and worse in wet months. A leak tends to be strongest at one point and fades either side, and it does not care what the weather is doing. A moisture meter reading across the run usually separates them in a few minutes.
Is rerouting the pipe ever cheaper than digging into the slab?
Sometimes, and it is worth asking. Where the failed section is deep under finished floors, running a new line through a wall cavity or ceiling can cost less than cutting concrete and making good afterwards. Where the pipe is reachable near an edge or under a slab cut you would be patching anyway, the direct repair wins. Both get priced before you choose.
