There is one decision in front of you: keep the old unit alive, or spend more now and be done for another decade. Most plumbers answer in whichever direction suits them. Mustafa answers on the age of the unit, the fault, and the type of system.

Sometimes that means fitting a thermostat and leaving. Sometimes it means telling you a fourteen year old cylinder is not worth another cent. Either way the reasoning comes before the price, and the price before anything starts.

    About the suburb

Merrylands runs on gas, mostly. Jemena reticulates mains gas through the established parts of Cumberland City Council, so post-war cottages tend to have a gas storage cylinder or continuous flow unit strapped to an outside wall, usually the laundry side, where the flue was easiest to run. Where gas never came down the street, electric storage did the job and often still does.

The flats are a separate world. With more than a third of dwellings now apartments, a lot of hot water here lives in a cupboard off a balcony or a laundry alcove, on electric storage sized by a developer rather than the family using it. Newer buildings along Pitt Street increasingly use heat pumps. Median age 33, and plenty of those homes run showers back to back in the morning, which is where an undersized cylinder shows first.

    The hot water work itself

The first job is finding what has actually failed. On gas storage that means the thermocouple, the gas control valve or the burner. On electric storage it is the element, the thermostat, or a tank rusted through because the anode was never replaced. Continuous flow units more often have an ignition or sensor fault, which reads as dramatic but is usually the cheaper repair.

Age changes the answer. A four year old unit with a failed part gets repaired. A twelve year old cylinder weeping at the seam gets replaced, because patching it is money on borrowed time. In a cottage, a like for like swap on the same wall is the straightforward path. In a unit, access, drainage and strata rules all come into it.

Replacements get done properly: sized for the household, tempering valve fitted, relief line to a legal discharge point, old unit taken away. Gas work runs under the same licence (gas fitting), and the method sits under hot water systems.

    Frequently asked questions

How old does a hot water system have to be before repairing it stops making sense?
For a storage cylinder, around ten to twelve years is where the maths turns. Before that, a failed element, thermostat or valve is usually worth fixing. After that, the tank itself is the part running out of life and a repair often just moves the failure a few months down the road. Continuous flow units can be worth repairing later than that because the heat exchanger is the expensive bit and it tends to outlast the electronics.
My hot water goes cold halfway through a shower. Is that a repair or a size problem?
Both are possible and they are easy to tell apart. If you get a good amount of hot water and then it runs out, the cylinder is too small for the household or the thermostat has dropped. If it goes lukewarm within a minute or two and does it every time, that points at a fault rather than capacity.
Do you have to replace like for like, or can I change system type?
You can change, but it is not always simple. Going from electric storage to gas needs a gas point and adequate supply at that location. Going to a heat pump needs space, airflow and a suitable spot for the condensate. We work out what the house can actually take before quoting, rather than selling you something that will not fit where the old one sat.
Is a tempering valve required when the unit is replaced?
Yes, for any new installation supplying bathrooms in a home. It limits the water at the outlet to a safe temperature while the cylinder still stores hot enough to be safe from a bacterial point of view. It is part of the compliance work on a replacement, not an optional extra, and it is in the quoted price.
